Greenberg Traurig’s Joel Rothstein Participates in PERE Asia Real Estate Roundtable 2024

SINGAPORE – Dec. 12, 2024 – Joel H. Rothstein, Chair of the Asia Real Estate Practice at global law firm Greenberg Traurig, LLP, participated in an annual roundtable hosted by Private Equity Real Estate (PERE) with thought leaders from across the region discussing the evolving dynamics of the Asia-Pacific real estate market.

The roundtable discussion, which also is featured in the December 2024/January 2025 issue of PERE Magazine, covered the impact of recent major mergers and acquisitions consolidations, the region's attractiveness compared to other markets, and trends in cross-border and regional investments. Participants examined liquidity levels in the private real estate market, capital flows, and the implications of reduced investment activity in China. Key topics also included changes in transaction bid-ask spreads, risk-return strategies across investment types, shifts in opportunities for real estate debt, and the effects of Japan’s policy rate increase.

The roundtable participants discussed the increasing complexities associated with executing transactions in Asia, but agreed that the region remains quite attractive. According to Rothstein, “Asia-Pacific generally is still the market of the 21st century in terms of the demographic changes that support investment in real estate, and it is attractive from both the inbound and outbound perspective.”
